Materials Submittal Requirements
These items include annexation, rezoning, conditional use and vacation applications. The time frame for submitting this type of application follows the submittal cycles of the Planning Commission Schedule of Meetings, published annually. These items are reviewed by staff planners and other key staff members for compliance with adopted regulations and policies.
For most applications, State law and City ordinance require that notification is given to the community and to adjoining property owners regarding these actions. Notice is published in the newspaper and a public hearing sign is posted on the subject property no less than 15 days prior to the Planning Commission meeting at which the item will be discussed.
Annexations, rezonings and vacations must be forwarded to the City Council for final action. The Planning Commission action on these items takes the form of a recommendation to the City Council.
These items include large scale development, subdivision, planned zoning district, and property line adjustment applications. The time frame for processing this type of application is approximately 40 days from the submittal deadline until the Planning Commission hearing, and also follows the published schedule of meetings. These items are reviewed by staff planners and other key staff members for compliance with adopted regulations and policies.
The development review process includes several stages of meetings, reviews and public hearings. An initial staff review is followed by a technical plat review meeting which focuses on utilities as well as code compliance. Those reviews are followed by a Subdivision Committee meeting. The Subdivision Committee is a subcommittee of the Planning Commission which consists of three commissioners. This is a public hearing at which public comment will be taken. Items that are not approved by the Subdivision Committee are forwarded to the full Planning Commission for consideration at a public hearing.

These meetings are conducted on the first Monday of each month (unless it is a holiday).
